We are aware that roadworks may cause disruption to local businesses. However, the Council does not have the authority to alter Rateable Values which are used to calculate Business Rates.
All Rateable Values are set by the Valuation Office Agency (VOA). In some cases, businesses affected by roadworks may be able to request a review if they believe the works have had a material impact on their property and seek a reduction in Rateable Value for the duration of the works.
A Rateable Value may be reviewed where there has been a material change in circumstances, such as significant changes to the local area or access to a property.
Examples may include:
- Restricted access to your premises
- Prolonged disruption to normal business activity
- Significant changes to the surrounding area affecting trade
Each case is considered by the VOA on its own merits.
To apply, you will need to contact the VOA directly. The Council cannot submit a request on your behalf.
To request a review, you should use the VOA’s Check, Challenge, Appeal (CCA) service:
Important information:
- You must continue to pay your business rates as billed while your case is being considered
- Any reduction agreed by the VOA is usually time-limited and may be backdated
- If your application is successful, any overpaid rates will be refunded or credited to your account
You may wish to seek independent advice from a rating surveyor or business advisor before making an application.
