Renting Homes Act
The Welsh Government has information on what the Renting Homes (Wales) Act, which came into effect in December 2022, means for landlords and how properties are rented out.
Energy efficiency
Most privately let property must have energy performance certificate rating of E or above. Some property can be exempt from this standard for a range of reasons, for information see the UK Government guidance on exemptions to the Minimum Energy Efficiency Regulations.
Landlords who create tenancies for non-exempted, F or G rated properties can be fined. Since 1 April 2020 it is unlawful for landlords to continue to let F or G rated properties.

Modern slavery
Housing plays an important role in facilitating exploitation; it could be where the exploitation occurs, for instance, domestic servitude takes place in the private homes. It also is where victims are housed - often in poor conditions. Often exploiters will also use housing as a way of controlling their victims through charging extortionate fees.
