The purpose of the Local Housing Market Assessment (LHMA) is to provide a robust evidence base to inform the Local Housing Strategy and the provision of affordable housing within the Local Development Plan.
The LHMA informs strategic housing priorities and can be used as a tool for negotiating affordable housing provision when determining planning applications and allocating Social Housing Grant to support the delivery of affordable housing.
All local authorities in Wales are required to carry out an LHMA. Every five years, local authorities are required to rewrite their LHMAs and refresh their LHMA once during each five year period (between years two and three).
The LHMA is prepared in line with guidance by the Welsh Government.
This LHMA (2022-2037) has identified the annual household need as 810 for the first five years of the LHMA (2022-2027). This includes:
- 452 social rent
- 242 low cost home ownership and intermediate rent
- 116 open market
For the remaining 10 years of this LHMA (2028-2037) it has identified the annual household need as 183. This includes:
- 47 social rent
- 20 low cost home ownership and intermediate rent
- 116 open market
