If you use your property for business, either letting it out as a holiday home, self-catering accommodation or running a guesthouse, you must have a commercial waste collection service.

The Controlled Waste (England and Wales) Regulations 2012 states that holiday lets and self-catering accommodation are not permitted to use the local Council’s kerbside refuse and recycling collection service. This is because waste from a property used in the course of a business is classed as commercial. You are therefore required to have a commercial waste contract.

It doesn’t matter if you are registered for business rates or how many days your property is available to guests. If your property is registered for business rates (national non-domestic rates) this does not cover collecting and disposing of commercial waste.

The Council offers a range of affordable commercial recycling and waste collections. We charge on a per-collection basis only. These charges include the bins themselves, your Duty of Care documentation, and the initial delivery of the bins. There are no hidden charges and there is no VAT.

If you choose to use a different provider, the law says you will need to prove that you have proper waste arrangements in place.
